Greetings River Landing !
We had our HOA Meeting last night!  It was in the Heritage Park Senior Center in
 the MultiPurpose Room..........at a much reduced cost to us than what we have been
paying for years!  We usually pay $80 to $100 for the DownTown Convention Center
 and the Valley View Rec Center, whereas the Heritage Park Senior Center is only
 charging us $35 !!!  Such a Deal!  However, No Home Owners attended our Meeting
 last night....
:(  ......sigh.

Since being elected by you to be a Board Member?  I have discovered a lot of things
that I was mistaken about for several years now.  But the fact that Our HOA has 
always practiced hardly any Transparency whatsoever in the past?  'They' did not
 communicate with us Home Owners in a way that provided us Home Owners any easy 
avenue to "Have A Say In Our HOA"?  They did not share the 'Day-To-Day' Activities
of our HOA with the RL Home Owners?  That they raised our Annual HOA Dues 600% since
1991, from $53 to $300?  I of course, "imagined" the worse.... that they were being

even?  What Were 'They' Hiding?

Well..........it turns out I was completely wrong! Scott Hedlind is very competent
and honest and a very hard worker and I feel we are truly getting a bargain for 
our money!

And as far as I can determine?  None of our past or present Board Members have ever
done anything even remotely 'illegal' or 'unscrupulous'.  And I wish to take this
'moment' to apologize to them?

However?  I still feel that Our Swimming Pool is always going to be a "STICKLER"!

During our Meeting last night?  Sitting there...........I felt that we are devoting
so much time and money to "SECURE" our Swimming Pool?  Our Pool is becoming more
 and more expensive!  We just spent almost $5000 for the back fence at our Pool:






And last night there was a "Contractor" showing us his Bid Proposal to remodel/upgrade
the rest of Our Fence at a cost to us of just under $10,000!

We still need to repair our Card Reader and have some Landscaping work done, and
 the 'opening date' of our Pool may be pushed back to the end of April or so?

And our Spa is still broken.......it is Heated....however..........the "jets" are
broken and to repair them may be very expensive indeed!

We talked about closing the Pool regularly every winter as there are very few Home
Owners who use the Spa?  Does not 'justify' the very expensive Gas Bills we have
 to heat the Spa!

This ALL while most people using our Pool?  Are now renters and their guests............very
few actual R/L HOME OWNERS actually use Our Pool on a regular basis?

And as long as we keep the Pool? Our HOA Dues are certain to always keep rising!


I personally am dismayed at this "Prospect"?

I have never used our Pool!  I know that it is not always the cleanest....as some
'Renters' have let their toddlers wearing Diapers into our Pool.....

The "hoodlum teenagers" who sometimes visit our Pool?  Jumping in fully clothed?
  Arriving under the influence of alcohol or whatever?  Having very little disregard
for the other patrons of our Pool?  Being generally 'rude and crude"?
And now onto the 'Subject" of our HOA not being able to keep Our Community Clean?

I have discovered that about 4 dozen R/L Homes have been issued Violations for Trashy
Yards that amount any where from a few hundred dollars to some that total $5 to 
$6 THOUSAND DOLLARS!  Yet?  Those particular R/L Home Owners have not cleaned up
 their yards for several years now!  It is a problem that is growing and growing.........as
I walk our Community?.......I am truly dismayed at how bad looking Our Community
 is becoming?

Wait "Sam"?  How can this be?  We ALL live under the "restrictions" of a Home Owners
Association!



'This' is just NOT SUPPOSED TO HAPPEN!



Well.......as I understand it?  It would cost us a Thousand or Two Thousand $$$ 
Dollars to hire a Lawyer to place a Lien against a R/L Home Owner for not paying
 his several Thousand Dollar Violation?

So..............what happens?  As I understand it?

R/L Home Owner "A" just ignores his several thousand dollar VIOLATION for several
years?

"He" does NOT clean up his yard!  For several years even!

Meanwhile?  The rest of us "Law-Abiding"...."HOA-Rules Abiding" - conscientous HOME
OWNERS are literally "forced" to live next door to a "DUMP" or "JUNK YARD"!!!

This is ALL so very unfair?

WHAT CAN WE DO?  WHAT CAN WE DO?


"THIS" is the very 'reason' I built our Community Website over 5 years ago!

Ideally?  We as a Community........united through our Message Board?  Can effectively
govern our Community ourselves!  By allowing every single R/L Home Owner to express
HIS OPINION 24/7 - 365 Days a Year!

We truly need to come up with a "Viable Solution"!

Otherwise?  I fear our Annual HOA Dues will continue to INCREASE while Our Community
continues to become shabby and trashy!

After my experience here at River Landing since 1991?  I will never again buy a 
Home that has a "Home Owners Association" !

 R/L Home Owners have not cleaned up their yards for several years now!&nbs=
p; It is a problem that is growing and growing.........as I walk our Commun=
ity?.......I am truly dismayed at how bad looking Our Community is becoming=
